On-Site Transfer Regulations:

  • New application must be filled out – criminal background & credit checks will be required. Application fee will be required at time of submission.
  • Resident must meet rental criteria before transfer is approved.
  • Resident is required to pay Transfer Fee of $100 at the time the new unit is held. This is a non-refundable fee. Management must inspect unit prior to transfer for approval of transfer.
  • Additional deposit for the tranfer will be required and is due prior to transfer. Deposits will vary based on unit size, please contact us directly to obtain amount.
  • Resident is required to clean current unit. Unit will be inspected by member of management the day keys are turned into the leasing office and if any damages or cleaning charges are assessed by management, resident agrees to pay such charges in full at time of inspection.
  • Resident agrees to have keys for the previous unit to the leasing office within 48 hours of transfer.
  • Resident is responsible to have utilities connected in the new unit before transfer is completed. Resident is also responsible for any utilities for the previous unit until keys are turned into the leasing office.

Property-to-Property Transfer Procedures:

  • New application must be filled out – criminal background & credit checks will be required. New application fee will be required at time of submission as well. 
  • New security deposit must be paid.
  • New pet deposit must be paid (if applicable).
  • Resident is responsible to have utilities connected in the new unit before transfer is completed.  Resident is also responsible for any utilities for the previous unit until keys are turned into the leasing office.

How-To Apply:

  • If you are a current resident and have an online account:
    • Visit the community website at which you wish to apply/transfer.
    • Select the “Apply Online” option to begin your application.
    • Click the “Please click here to start the application process.” link.
    • Under “Create an Account”, enter your CURRENT login information. The system will automatically prompt you that your email is recognized and to enter your current password to continue.
    • Once you’ve logged in, you will have the option to select the unit of your choice at your new community.
  • If you are applying for the first time:
    • Visit the community website at which you wish to apply.
    • Select the “Apply Online” option.
    • Click the “Please click here to start the application process.” link.
    • Begin the application process by creating an account.
    • Once you’ve created an account, you will be promoted to select the specific unit you’re interested in.
    • Continue the application process through to the payment.
    • Application is now complete.
    • The property will contact you shortly.

Moving Checklist:

  • Verify your new address.
  • Verify the term of your lease before you sign any paperwork.
  • Contact all utility companies necessary at least a week prior to your move to ensure no delays.
  • Contact your telephone, cable/internet and renters insurance providers at least a week prior to your move to ensure no delays.

Moving Tips:

  • Manage packing smartly. Set a limit on packing boxes per day so as not to burn yourself out.
  • Don’t pack your closet. Leave all items on the hangers and put them in either a garment bag (or big trash bag if you don’t have a garment bag).
  • Pack and haul the small things before the moving truck comes.
